Independent Living Life Leases

Life Lease is a unique housing model for seniors that offers independent living in a community where residents buy a Debenture, which provides the right to live in a housing unit while Bethany retains ownership. When Life Lease Residents vacate, Bethany buys back the unit, with a buy-back price based on the Debenture price less depreciation.

A monthly operating fee covers utilities, carbon tax on utilities, property tax, replacement reserve and other operating expenses, with the Debenture price depending on the size and location of the unit.

Buy back is based on the Debenture minus 2% depreciation/year for first 10 years of occupancy, then 1% depreciation/year for the next 10 years, after which depreciation will end.

Debenture ranges are base prices that do not include the costs of suite improvements and balcony enclosures (if applicable).

Applicants are contacted in the order applications are received.

A $200 non-refundable application fee is required when applying for Life Lease housing. This covers administration costs related to Bethany offering up to three separate Life Lease units to the applicant. If the applicant accepts the first Life Lease unit offered, the fee is refunded. If the applicant declines the first Life Lease unit offered, the fee is lost but they continue on the waiting list. Whenever three Life Lease units have been offered and declined, a $200 application fee is required to stay on the waiting list. Requesting removal from all Life Lease waiting lists constitutes the forfeiture of the application fee.

Built in 1989, the suites in this five-storey apartment building have spacious balconies, and appliances include a fridge, stove, dishwasher (in most), washer and dryer.

Appliances include apartment-sized fridge and stove, and some have dishwashers (not guaranteed), and there is common laundry on each floor (not coin-operated).

Evidence of annual income (T1 is acceptable however Notice of Assessment is preferred) is required at time of admission. Assisted Living services are available to residents living in Bethany Place at an additional cost.
