Residents buy a Debenture which provides the right to live in a particular unit; Bethany retains ownership.
Life Lease apartment Debentures range from $89,975 to $199,137. Life Lease Townhouse Debentures range from $225,000 to $245,500. These debentures are base prices that do not include the costs of improvements and/or balcony enclosures (if applicable).
Residents in life lease apartments pay a monthly operating fee which covers, but is not limited to: utilities, property tax, reserve and other operating expenses. Monthly fees range depending on the size and location of the unit.
Residents in life lease townhouses pay a monthly operating fee which covers, but is not limited to: water/sewer (heat and electricity are extra), property tax, reserve and other operating expenses. Monthly fees range depending on the size of the unit + heat/electricity.
Buy back is based on the Debenture minus 2% depreciation/year for first 10 years of occupancy, then 1% depreciation/year for the next 10 years, after which depreciation will end.
Assigned outdoor parking with an electrical outlet may be rented for $50/month (pending availability)
The right to use an indoor parking stall in the Bethany Place parkade may be available for a $7,000 debenture; Bethany retains ownership. Buy back is based on the $7,000 Debenture less 1% depreciation/year to a maximum of 10%. The operating fee is $110/month. You may need to go on a waiting list for indoor parking. After obtaining an indoor parking stall in the Bethany Place parkade, the resident may go on a waiting list for the Manor and/or Tower indoor parkades.
